But hold on.

Before you put pen to paper (or digital signature to screen), here is the essential checklist you need to review to protect your deposit and your future.
 

1. The Real Property Report (RPR) and Compliance


In Alberta, land surveying is critical. Do not assume the fences are on the property line or that the deck was built with a permit.
 
What to check: Does the seller have a current RPR with evidence of municipal compliance?
Why it matters: If a structure (like a garage or shed) encroaches on a neighbour’s lot or a utility right-of-way, it can cause massive headaches or delays on closing day. We need to ensure what you think you are buying matches the legal reality.

2. Pull the Title (and Check for Dower Rights)

A home might look perfect on the surface, but the legal title tells the true story.
What to check: We need to search the title for liens, encumbrances, and restrictive covenants.
The Dower Factor: If only one name is on the title but the seller is legally married, Dower Rights likely apply. The non-titled spouse must consent to the sale. If this step is missed, the contract could be voidable, wasting your time and emotional energy.
 
3. Confirm "Inclusions" and "Exclusions"

Never assume. That expensive wall-mounted TV? It is technically an "unattached good." Unless it is specifically written into the contract, the seller might take it with them.

4. Material Latent Defects

What to check: We need to review the Reserve Fund Study, meeting minutes, and financial statements. Is the building financially healthy? Are there "Special Assessments" (surprise fees) coming down the pipe for roof repairs or window replacements?
 
6. Financial Readiness vs. Pre-Qualification

There is a big difference between an online pre-qualification and a firm mortgage commitment.
What to check: Before writing an offer, ensure your down payment is liquid and ready. We also need to confirm that you can meet the "Condition Day" timeline for financing. A strong offer is one backed by solid financial confidence.
 
7. Market Value Verification

Just because a home is listed at a certain price doesn’t mean that is its market value.
